How long does driveway sealing last?
There is no universal coating lifespan. Product, surface preparation, pavement condition, traffic and exposure affect results; ask for the manufacturer guidance for the actual sealer.
What is sealing?
Sealing is the process of applying a protective oil-based coating over your asphalt driveway or parking lot. It restores the black finish and helps protect the surface. It does not repair structural pavement damage.
How long before I can drive on it?
Follow the actual product instructions and job-specific reopening guidance. Drying depends on the sealer, application and weather; a generic time is not a substitute.
Do you fill cracks first?
Where crack treatment is included in your approved scope, it is completed before sealing. Crack filling is separately quoted unless included in your approved quote.
What product do you use?
A premium spray-on oil-based sealer. We do not dilute it with water. Your written quote identifies the agreed service and preparation.
Do you service commercial lots?

How much does driveway sealing cost?

What is a reasonable driveway sealing price in Barrie?
Compare measured area and included work, not just a headline price. Our residential estimator shows one price: the greater of $295 or square footage multiplied by $0.36, before HST. A 50 by 20 foot rectangle estimates at $360.00 + HST; the approved site-specific written quote confirms final pricing. Crack filling is separately quoted unless included in that quote.
What's included in standard driveway sealing?
Standard sealing includes debris and buildup removal, mechanical power brooming, high-powered blowing, precision edging with protective boards, professional oil-based spray application and a final workmanship check. Crack filling, substantial asphalt repairs, pothole repairs, resurfacing and other additional services are separately quoted and included only when specified in your approved written quote.
Why are some driveway sealing contractors much cheaper?
Different area measurements, efficient routing, smaller overheads or a narrower scope can explain a lower price. Inadequate preparation, incompatible materials and undisclosed extras can reduce value, but a cheap quote is not proof of dishonesty. Ask for preparation, product, crack treatment, total with tax and exclusions in writing.
What should a professional sealing quote include?
The measured area, preparation, material and application method, any crack or asphalt repairs, edge protection, drying and reopening instructions, taxes and exclusions. Ask how added work is approved. Sealing does not fix structural pavement failure.
Do you take commercial parking lot work in York Region and Toronto?
Yes. We are based in Barrie and consider commercially worthwhile sealing, line painting, restriping and maintenance projects in Newmarket, Aurora, Richmond Hill, Markham, Vaughan, King Township and Toronto/GTA. Travel and scheduling are confirmed by scope. Commercial prices are custom; the residential estimator does not apply.

Will overspray hit my garage?
No. We spray everything and use boards to prevent overspray and keep edges clean around garages, walkways, and curbs.
Do I need to do anything to prepare?
Move vehicles out before arrival and follow the instructions provided for your job. We remove debris and buildup, mechanically power broom the surface, use high-powered blowers, prepare edges with protective boards, spray oil-based sealer and check the finished work. Crack treatment is separately quoted unless included in your approved written quote.
