Commercial Parking Lot Sealing & Line Painting Costs in Ontario: York Region & GTA Guide
Compare Ontario commercial sealing and restriping quotes: published provider price examples, site size, preparation, layouts, mobilization and occupied-property scheduling in York Region and Toronto.
What does commercial parking lot sealing and line painting cost?
There is no single dependable Ontario price for every commercial lot. Area, pavement condition, preparation, repair quantities, markings and access change the scope. Positano Protection does not publish a fixed commercial rate. Our residential calculator is not a commercial estimating tool. Request a measured, itemized proposal for your site.
We are based in Barrie and consider commercially worthwhile projects across York Region—Newmarket, Aurora, Richmond Hill, Markham, Vaughan and King Township—and Toronto and the broader GTA. Travel and availability are confirmed for the actual scope; we do not have offices in those markets.
Published Ontario price examples—not our rates
The following Canadian-dollar figures were checked on October 24, 2026. They are individual Ontario providers' advertised figures or estimates, not independently established market averages, binding quotes or Positano Protection rates. Tax treatment is not clear in these cited examples; confirm HST, minimum charges and inclusions directly. Prices can change.
- Sealing: Asphalt Workx's Toronto cost article, dated September 2, 2026 estimates $0.20–$0.50 per square foot for seal-only work and $0.65–$0.90 per square foot for a bundle adding crack filling and restriping. These are that publisher's estimates; repair and marking quantities vary, so they are not a universal Ontario range.
- Restriping versus new layouts: Zusashi Maintenance's Toronto page lists $4–$8 per stall for refreshing an existing layout, $7–$12 per stall for a new layout or faded lot, and an approximate $350 minimum. These apply to that provider's described scope, not every lot.
- Line lengths and symbols: Zusashi's GTA line-painting page advertises a $0.50+ per-linear-foot starting figure, while its detailed list gives $0.75 per linear foot for standard 4-inch lines, $75–$150 for an accessible symbol and $50–$100 for an arrow. A headline starting price is not a full marking schedule.
Do not add a bundled sealing estimate to a separate full striping estimate without checking for double-counted work. A per-stall price cannot be compared directly with a per-linear-foot price until line length, shared boundaries and extras are defined.
Site-size pricing and a useful budget worksheet
Start with the actual area to be treated, not the entire land parcel. Exclude buildings, landscaping and untreated pavement. Confirm whether measurements come from a drawing, mapping or a site visit. Large open lots may distribute setup costs over more area; small or divided lots may require proportionally more setup. Bigger does not automatically mean cheaper overall.
- Sealing: agreed treated square footage × quoted unit price, if the proposal uses area pricing.
- Crack treatment: agreed measured crack quantity, method and price; distinguish it from patching or structural repairs.
- Markings: stall count or measured line lengths, widths, colours, arrows, symbols, hatching and text.
- Site work: cleaning, stain treatment, old marking removal, layout, mobilization and traffic control where included.
- Total: all agreed items plus identified taxes; state exclusions and how changes will be authorized.
For illustration only, 10,000 square feet multiplied by the cited provider's $0.20–$0.50 seal-only estimate produces $2,000–$5,000 before any unspecified extras or tax. That is arithmetic using another publisher's range, not our quote or a prediction of your final cost. Obtain a site-specific proposal instead of budgeting from this example alone.
Restripe an existing layout or establish a new one?
Restriping follows an agreed existing layout. A new layout requires dimensions, stall orientation and approved positions for access aisles, pedestrian routes, loading areas and fire routes. A lot with nearly invisible old lines may need layout work even when the owner calls it a refresh.
Ask whether old markings need removal or blackout, whether line widths and colours are specified and whether symbols are counted individually. Confirm who supplies and approves the drawing. Painting an accessible symbol alone does not establish a compliant parking facility.
Ontario's Integrated Accessibility Standards Regulation includes design-of-public-spaces provisions. Applicability depends on the work and property; building, municipal and site-plan requirements may also apply. Toronto has its own accessible-parking zoning provisions. Ask the owner, designer and appropriate authority to confirm requirements before approving a changed layout. This guide is not a compliance certification or legal advice.
Preparation, materials and pavement condition
Cleaning loose material, managing vegetation and treating problem areas are different from repairing failed pavement. Identify what cleaning is included, how oil-contaminated areas will be handled and whether potholes, settlement or broken asphalt need repair first. A surface coating does not rebuild a failing base.
Specify the proposed sealer or marking material, application method and manufacturer instructions for surface conditions, coverage and drying. Product compatibility matters more than a vague promise of premium material. Crack filling is separately quoted unless included in your approved quote. Do not assume a low seal-only price covers crack treatment or line painting.
Mobilization from Barrie into York Region and Toronto
Mobilization includes getting crew and equipment to a usable work site. Distance, equipment access, repeated visits, gated entry and staged closures can affect cost. Ask whether travel, setup and return visits are included, especially for Newmarket, Aurora, Richmond Hill, Markham, Vaughan, King Township and Toronto sites.
Multi-property owners should provide each address and individual scope. Grouped visits can be discussed, but a discount or identical rate across sites should never be assumed. Compare the total programme cost and the responsibilities at each property.
Scheduling around customers, residents and trucks
For shopping plazas, identify peak customer periods and delivery windows. Condo corporations need resident parking and notice arrangements. Industrial facilities should identify truck paths, loading operations and security requirements.
Request after-hours, weekend or phased work where needed, then confirm availability. Ask who provides barriers, tenant notices, traffic control and alternative parking. Product drying instructions and weather determine reopening; do not rely on a generic overnight promise. Agree on weather postponements and whether additional mobilizations affect the price.
Compare commercial quotes line by line
- Check that every proposal measures the same area and marking quantities.
- Separate sealing, repairs, crack filling and line painting rather than comparing different bundles.
- Identify material, preparation, layout and removal assumptions.
- Confirm mobilization, closures, number of visits and reopening responsibilities.
- Check taxes, exclusions, payment terms and written approval for extra work.
- Ask for current evidence of any insurance or credentials the contractor claims; do not infer it from marketing.
- Select value against the agreed scope and property needs, not the lowest headline unit price alone.
Commercial procurement may differ from residential consumer transactions. Do not automatically apply residential guarantees or consumer estimate rules to a corporate parking lot contract.
Quick answers for property managers
Is line painting included in lot sealing? Only when the approved scope includes it. Ask for quantities and a separate marking schedule.
Why can a small lot have a higher area price? Setup, travel and layout may be spread over fewer square feet. Confirm any minimum charge rather than assuming a linear rate.
Is a new layout more expensive than restriping? It can involve more measurement, setting out and old-line treatment. Compare the same approved drawing and item list.
