When sealing is enough, when you need patching, and when full repaving is the only honest answer.
The simple framework
- Sealing — surface protection. For asphalt that's structurally sound but fading or oxidizing.
- Crack filling + patching — repair. For asphalt with isolated damage but a solid base.
- Repaving — replacement. For asphalt that's failing structurally (alligator cracks, sinking, large potholes).
When sealing is enough
- Surface is grey but solid
- Cracks are hairline (under ¼")
- No sinking, no soft spots
- Driveway is under 15 years old
When patching helps
- A few isolated cracks larger than ¼"
- One or two potholes in an otherwise good driveway
- Edges crumbling but the body is intact
