New Asphalt Driveway Care: First Year Guide for Ontario Homeowners
What to do (and not do) in the first 12 months after your driveway is paved — protecting your investment from day one.
Don't seal too soon
Fresh asphalt in Ontario needs 6–12 months to cure before its first sealcoat. The asphalt is releasing oils and stabilizing — sealing too early traps that process and weakens the surface.
First 30 days
- Avoid driving on it the first 24–48 hours
- Don't park heavy vehicles in one spot for long periods
- Keep sharp objects (kickstands, jack stands, ladder feet) off the surface
- Don't park in the same exact spot every day for the first month
First summer
- Sweep regularly — debris and stones grind in
- Address oil drips quickly with absorbent powder
- Avoid harsh chemicals and gas spills
- Don't use a metal-edged snow shovel later in the year
First winter
- Use plastic shovels or rubber-edged plows
- Limit road salt — use sand or calcium where possible
- Watch for water pooling and improve drainage now if needed
